Commercial Real Estate Expert Colliers International Selects Hacienda

Worldwide Company Depends on Local Market Experience for Competitive Edge

After 19 years in three nearby Pleasanton locations, the local office of Colliers International, the third-largest commercial real estate services company in the world, has made its new home in Hacienda. Twenty-eight salespeople and eight staff settled into more than 12,000 square feet in Hacienda West, at 3825 Hopyard Road, on March 1. Completely updated, the sizeable space blends private offices, workstations, and collaboration areas in a contemporary environment designed for efficiency and comfort.

According to Marshall Snover, Senior Vice President and Managing Partner, Colliers International is a $1.8 billion (revenue) company with more than 12,000 employees. Its 522 offices in 62 countries have 1.25 million square feet under management. Colliers offers a complete range of services to owners, investors, and occupiers, including landlord representation, tenant representation, corporate solutions, investment services, project management, property management, and commercial mortgage brokerage. "The foundation of our service is the strength and depth of our local specialists," notes Snover. "Our clients depend on our ability to draw on years of direct local market experience."

Currently, the office market in Pleasanton is "in strong recovery." The past 10 months in particular have seen "asking rates up significantly, diminishing vacancies, and a healthier overall marketplace from an investment standpoint," he says.

Colliers' decision to move to Hacienda was influenced by a number of factors. "Harsch Investment Properties, our landlord, offered us a compelling economic package. Additionally, we were attracted by Harsch's strength of ownership and the consistent high-quality environment they provide."

Working as an occupier in the Hacienda transaction, Colliers was pleased to be able to assemble its own team to handle the tenant improvements: contractor Blueline Associates, designer ID/Architecture, both of Pleasanton; and furniture vendor Interior Motion, of Emeryville. Comments Colliers' Regina Johnson, who coordinated the project, "These companies were not only wonderful to work with, they worked well together, coordinating efforts at every stage."

Philanthropically, the local group of Colliers International offices started a charitable giving project in 2007, Links For Life Foundation - California.
