Two New Projects Announced for Park

Lincoln Centre, Britannia VIII Total 410,000 Square Feet

Lincoln Property Co. and Britannia Gibraltar, L.L.C., have announced plans for two new construction projects which will add over 410,000 square feet of space to Hacienda.

Lincoln Property's Lincoln Centre project will be the largest of the two, with three buildings totaling 336,000 square feet. The first phase of the development, consisting of two four-story office buildings of approximately 119,500 square feet each, will rise at 5890 Owens Drive at the corner of Chabot Drive.

"We're very excited at the opportunity," says John Herr, executive vice president with Lincoln Property. "We think this is probably the best development site in the East Bay."

Britannia VIII, which will have an appearance slightly different from other Britannia projects in Hacienda, is a single, 76,320 square foot building to be constructed at 5735 West Las Positas Boulevard, between the properties now housing OHM Remediation Services on West Las Positas Boulevard and Electro-Test and Positive Communications on Gibraltar Drive.

No tenants have been announced for either of the projects at this time.

Lincoln Centre

The Lincoln Centre development will occupy the last two large, unplanned parcels within Hacienda, on Owens Drive opposite the BART station.

The Phase I buildings will face each other across a large courtyard, clearly visible from Owens Drive. The tree-lined plaza will provide a grand setting for a proposed work of public art, providing a focal point to the entire project.

Phase II will consist of a single, 96,900 square foot building at 5860 Owens Drive, to be built in a style complementing the first phase. No timetable has been set for this project.

Construction began on the first phase in early August. Completion is anticipated in August, 2000.

Britannia VIII

The Britannia VIII project will feature an updated look to the classic design of other Britannia developments in Hacienda. These existing projects are occupied by ProBusiness, Robert Half International, Mallinckrodt, and Individual Software, among others.

Construction is expected to begin immediately on the project, beginning with the site grading process. Completion is expected by June of 2000.
