PLEASANTON, Calif. — Hacienda activity remains relatively unchanged from the close of 2022 with a slight improvement seen in retail occupancy. Despite relatively good activity through most of the prior year, with the fourth quarter of last year has come a decidedly more temperate market; particularly for office occupancy. Sub-lease activity in the office sector saw a dramatic increase at the end of the fourth quarter and additional sub-lease activity is expected which will further increase office vacancy rates. Likewise, despite a strong year in 2022 for investment, current investment activity is stalled. It is expected that there will be some time of market stabilization needed before either of these areas shows improvement. The park is the largest mixed-use development of its kind in Northern California.
“Net absorption has changed little since the close of 2022. The slight improvement seen has come from a slight increase in flex space occupancy that recently took place,” commented James Paxson, Hacienda's general manager. "Office, retail and warehouse vacancy has not changed over the last two months. However, we are aware that there is likely to be additional office space placed on the market as some of the larger office occupiers look at sub-leasing space that is no longer needed. Overall net absorption, as a result, is about .2% higher than the occupancy seen as of December 31, 2022. The next few months will likely see some additional reassessment of space demand and continued shifts in the market."
