PLEASANTON, Calif. — Hacienda activity has trended positively over the first part of the second quarter with a slight improvement in overall occupancy over the close of the first quarter but still below the close of 2022. Recent improvements have come from activity in both the Office and Flex sectors with no recent changes in either Retail or Warehouse space. 2023 activity to date has been lower than that seen in 2022 with continued uncertainty about Office space demand in particular. Space that had been placed on the market for sub-lease during the fourth quarter of last year and the first quarter of 2023 has played a major role in the current rate of Office space vacancy. While 2022 saw considerable sales activity, none has materialized so far in 2023 and no near-term sales are anticipated. As noted earlier in the year, additional market stabilization will be needed before leasing and sales activities show improvement. The park is the largest mixed-use development of its kind in Northern California.
“While net absorption was positive in May, Hacienda has seen a net loss in absorption since the close of 2022. Recent activity has not offset the large loss of space that has come from sub-lease activity by existing tenants,” noted James Paxson, Hacienda's general manager. "Office and Flex space activity both saw a recent increase. However, current market conditions are not likely to produce enough gains to offset the recent losses sub-leases have produced. There are currently a few new leases that appear imminent that will help to further support occupancy but overall market activity is still weaker than what has been seen over the last few years. We are expecting that there will likely be continued evaluations of space needs that will be reflected in occupancy figures over the course of the year."
