PLEASANTON, Calif. — Hacienda, the premier business park in Northern California, is proud to announce significant developments in its ongoing growth and commitment to the community. This includes the exciting commencement of construction for Avalon Pleasanton, a state-of-the-art residential community featuring a revised design that caters to contemporary living preferences. Additionally, Hacienda's active participation in Bike to Wherever Day underscores its dedication to promoting sustainable transportation and community engagement. The recent volume of development related to tenant improvements and new construction, a diverse tenant mix and activity around new leases further solidify Hacienda's position as a thriving hub for innovation and economic vitality in the Bay Area.
Hacienda is pleased to announce the commencement of construction for Avalon Pleasanton, a newly designed residential community at 4400 Rosewood Drive. This project, previously titled The Residences at California Center, features updates that maintain the core aspects of the initial design.
The proposed updates to the residential community originally entitled in 2012 maintain a similar program and configuration. The total number of dwelling units remains at 305, with minor adjustments to the unit mix and parking distribution. Key changes include: converting stacked flats into townhomes with private garages, dividing larger buildings into smaller ones for better views and circulation, enhancing carports into enclosed garages, and adjusting building layouts for improved amenities and outdoor spaces. The community center and commercial buildings have been redesigned to better serve residents' needs, with a focus on creating a cohesive community feel and integrating seamlessly with the surrounding environment. Landscape and civil updates prioritize high-quality landscaping, urban connectivity, and enhanced stormwater management.

On Thursday, May 16th, Bike to Wherever Day featured an Energizer Station hosted by Hacienda, alongside the cities of Pleasanton and Dublin, the Alameda County Transportation Commission, and Hacienda tenant Veeva. Cyclists stopped by the East Dublin/Pleasanton BART station between 7:00 am and 9:00 am for special recognition. With a surge in new riders exploring the East Bay, this year's event was more exciting than ever. Hacienda’s occupancy figures this month came to 6,850,272 square feet, a number slightly higher from the previous month and closer to the levels seen at the start of the year. Most of the year-to-date activity continues to be from available space under 10,000 square feet, which accounted for 86.67% of all transactions and just over 62% of the total volume of leased space. Conversely, 13.33% of deals were in spaces sized 10,000 - 50,000 square feet, accounting for close to 38% of all space leased during the year.
Hacienda is renowned for its role in fostering innovation and commerce and last year welcomed a roster of distinguished new tenants and renewals, among them relocations within Hacienda by ADP and Inneos, and renewal leases by Walovich Architects Group. New leases were executed recently by The Bay Area Fencing Club, and K&A Engineering Consulting, P.C..
The overall industry representation within the development remains largely unchanged, with the business services industry occupying 1,523,088 square feet, followed by biomedical companies with 1,121,006 square feet. The software development sector accounts for 553,154 square feet, and manufacturing occupies 498,570 square feet. The diverse tenant mix within Hacienda also includes significant representation from retail, hotels, health, education, and consumer goods industries. This variety highlights the region's abundant employment opportunities and its role as a vibrant hub for multiple sectors.
Hacienda continues to strengthen its status as a pivotal regional employment center, with Kaiser as the largest employer with a workforce in the thousands. Other notable organizations, including Boeing, Caltrans, CooperVision, The Gap, Morgan Stanley, Oracle, Roche Molecular Systems, Verizon, and Walmart, thrive within Hacienda's dynamic environment.
