PLEASANTON, Calif. — Hacienda, a leading Northern California development, continues to solidify its reputation as a vibrant and versatile business community, attracting diverse industries and fostering innovation. Recent updates highlight the dynamic nature of the park, including changes in occupancy figures, leasing trends, and tenant activity. While shifts in vacancy rates reflect broader market conditions, Hacienda remains a sought-after destination for companies of all sizes, offering a unique environment for growth and collaboration.
December saw a modest uptick in vacancy numbers, highlighting changes across different types of occupancies in Hacienda. Office vacancy remained steady at 20.17%, while flex space experienced an increase, rising from 3.18% to 4.99%. Retail space also saw a slight rise, with vacancy increasing from 8.08% to 8.54%. Overall, the combined vacancy rate across all categories grew from 14.8% to 15.17%. These figures provide valuable insights into the current dynamics of the local market.
The majority of leasing activity so far this year has been in spaces under 10,000 square feet, accounting for 95.17% of transactions and 36.88% of the total leased square footage. By contrast, leases for spaces between 10,000 and 50,000 square feet comprised 3.45% of deals and 23.31% of the total space leased. Larger spaces over 50,000 square feet, while only 1.38% of transactions, made up a substantial 39.81% of the total leasing volume.
Despite softer occupancy figures, Hacienda has attracted prominent tenants and secured notable lease renewals this year, reinforcing its reputation as a hub for innovation and commerce. Among the latest additions is Calyxo, Inc., a medical device company with an established facility in Hacienda. This followed a significant lease agreement with ACCO Engineered Systems, the parent company of current Hacienda tenant Sunbelt Controls. ACCO recently announced its relocation to a new space at 5890 Owens Drive, occupying 67,757 square feet across the second and third floors, while Sunbelt Controls expanded its operations within Hacienda.
Other recent activity includes relocations within the park by Edge Sales & Marketing and Packet Fusion, as well as new leases signed by Shea Homes, Zest Consulting, and Stanford Health Care’s Tri-Valley Family Medicine Residency Program, which also houses its Graduate Medical Education Office. These developments highlight Hacienda’s ongoing appeal to a diverse range of industries and organizations.

Hacienda continues to showcase a stable mix of industries, with business services occupying 1,523,088 square feet and biomedical companies taking up 1,121,006 square feet. The software development sector accounts for 553,154 square feet, while manufacturing utilizes 498,570 square feet. In addition, Hacienda’s tenant base includes substantial representation from retail, hotel, healthcare, education, and consumer goods industries, underscoring the area’s broad employment opportunities and its dynamic role as a thriving center for multiple sectors.
As a pivotal regional employment hub, Hacienda boasts Kaiser as its largest employer, with a workforce in the thousands. Other notable organizations thriving in Hacienda’s dynamic environment include Boeing, Caltrans, CooperVision, The Gap, Morgan Stanley, Oracle, Roche Molecular Systems, Verizon, and Walmart.
