PLEASANTON, Calif. — As the economic landscape continues to evolve, Hacienda, the largest business development of its kind in Northern California, remains focused on growth and innovation; traits that hold promise for improved occupancy in 2024. Increases in inquiries and prospects of some tenant expansion are ongoing reflections of the region's resilience and positive outlook for the region as a whole, as recently outlined in this month’s Hacienda Pulse article.
Despite the global challenges posed by the pandemic, the Tri-Valley area has emerged as a hub for diverse industries, including education, professional services, IT, healthcare, and life sciences, underpinned by a culture of innovation fostered by national laboratories and local incubators. The area's economy benefits from a highly educated workforce, flexible commercial real estate options, and a growing population, making it an attractive location for emerging industries, particularly in life sciences and climate technology.
Carline Au, Head of Planning and Strategy for East Bay Economic Development Alliance (East Bay EDA) sees the region as an increasingly attractive location for emerging industries, particularly in life sciences and climate technology. “Compared to the inner Bay Area, the Tri-Valley offers more flexible commercial real estate options that have allowed companies to co-locate their administrative offices, research and development, and manufacturing in a campus setting or in close proximity to one another,” she said. “The Tri-Valley has been an emerging hot spot for life sciences, artificial intelligence, and climate tech companies.”
Hacienda’s occupancy figures at the close of February came to 6,832,809 square feet, a number slightly lower from the previous month. Most of the year-to-date activity continues to be from available space under 10,000 square feet, which accounted for 87.5% of all transactions and just over 54% of the total volume of leased space. Conversely, 12.5% of deals were in spaces sized 10,000 - 50,000 square feet, accounting for close to 46% of all space leased during the year.
Hacienda is renowned for its role in fostering innovation and commerce and last year welcomed a roster of distinguished new tenants and renewals, among them relocations within Hacienda by ADP and Inneos, and renewal leases by Walovich Architects Group. New leases were executed by Shea Homes and the Regional Parks Foundation. At the close of the year, overall industry representation within the development saw some slight changes. Leading the industry representation was the business services sector at 1,523,088 square feet, followed by biomedical companies at 1,121,006 square feet, software development at 553,154 square feet, and manufacturing at 498,570 square feet. The tenant mix spans many other industries as well including retail, hotels, health, education, and consumer goods, underscoring the region's abundant employment opportunities.
Hacienda continues to cement its status as a pivotal regional employment center with Kaiser being the largest employer with a workforce in the thousands. Notable organizations such as Boeing, Caltrans, CooperVision, The Gap, Morgan Stanley, Oracle, Roche Molecular Systems, Verizon, and Walmart Stores thrive within Hacienda's dynamic environment, reaffirming its position as a premier hub for innovation, commerce, and diverse career pathways in the Bay Area.
