PLEASANTON, Calif. — Hacienda, the premier business park in Northern California, has recently seen a recent boost in overall occupancy, adding to a varied tenant composition and heightened activity in new lease agreements. The recent activity reaffirms Hacienda as an epicenter for innovation and economic vigor within the Bay Area. Part of the appeal of Hacienda and the Tri-Valley area is the existence of varied community events offered to residents and employees alike. Many organizations, including Alameda County, the Pleasanton Downtown Association, and the City of Pleasanton, host a busy summer activity schedule that promises an exciting season of community engagement and entertainment.
Hacienda’s occupancy figures this month came to 6,877,338 square feet, a number slightly higher from the previous month and at the highest level since the start of the year. Most of the year-to-date activity continues to be from available space under 10,000 square feet, which accounted for 88.24% of all transactions and just over 63.82% of the total volume of leased space. Conversely, 11.76% of deals were in spaces sized 10,000 - 50,000 square feet, accounting for close to 36.18% of all space leased during the year.
Hacienda is renowned for its role in fostering innovation and commerce and last year welcomed a roster of distinguished new tenants and renewals, among them relocations within Hacienda by ADP and Inneos, and renewal leases by Walovich Architects Group. New leases were executed recently by The Bay Area Fencing Club, and K&A Engineering Consulting, P.C.
The industry representation within the development has remained largely consistent. Business services occupy 1,523,088 square feet, followed by biomedical companies with 1,121,006 square feet. The software development sector covers 553,154 square feet while manufacturing accounts for 498,570 square feet. Hacienda's diverse tenant mix also includes significant representation from retail, hotels, health, education, and consumer goods industries. This variety underscores the region's abundant employment opportunities and its role as a vibrant hub for multiple sectors.
Hacienda continues to strengthen its status as a pivotal regional employment center, with Kaiser as the largest employer with a workforce in the thousands. Other notable organizations, including Boeing, Caltrans, CooperVision, The Gap, Morgan Stanley, Oracle, Roche Molecular Systems, Verizon, and Walmart, thrive within Hacienda's dynamic environment. This diverse array of employers reaffirms Hacienda's position as a premier hub for innovation, commerce, and a wide range of career opportunities in the Bay Area.
The spectrum of industries represented within Hacienda is easily accessible through the site's Business Locator, offering comprehensive insights into its diverse tenant roster. Whether seeking information on recent arrivals, specific companies, or industry types, the Business Locator serves as a valuable resource for businesses, professionals, and stakeholders alike.
"We are encouraged by the activity seen to date in 2024," remarked James Paxson, Hacienda’s general manager. "The mix of transactions and the continued interest that we have seen confirms the fact that Hacienda remains dynamic and bustling. Welcoming new tenants alongside continued commitments from established companies reflects the enduring appeal of our innovation-driven environment."
For Hacienda residents and employees, the rich tapestry of community events such as the Alameda County Fair, Concerts in the Park, pedestrian-friendly weekends, and Movies in the Park offers abundant opportunities for engagement, entertainment, and relaxation right in their backyard. The Alameda County Fair, held annually in Pleasanton, is a beloved tradition that draws visitors from across the Bay Area for its vibrant blend of entertainment, agriculture, and community celebration. Established in 1912, the fair features a wide range of attractions, including carnival rides, live music performances, livestock shows, competitive exhibits, and an array of food vendors offering classic fair treats. Highlighting the region's rich agricultural heritage, the fair hosts horse racing events and educational exhibits connecting visitors with the local farming community.
