More Leases Recently Signed Produce Rising Occupancy at Hacienda

PLEASANTON, Calif. — Hacienda, Northern California's premier business park, is seeing continued growth in occupancy, bolstering its diverse tenant base. Recent notable relocations within Hacienda, alongside new leases, underscore Hacienda’s continued appeal as a premier business hub and highlight its significant role as a dynamic center for both innovation and entrepreneurship in the Bay Area.

Occupancy & Leasing

In September, Hacienda's occupancy reached 6,944,301 square feet, marking another incremental increase from the previous month and setting a new high for the year. Most of the year-to-date activity occurred in spaces under 10,000 square feet, which accounted for 96.18% of all transactions and 39.75% of the total leased volume. In comparison, spaces between 10,000 and 50,000 square feet made up 2.29% of deals, contributing 13.28% of the total space leased, while larger spaces over 50,000 square feet, though comprising just 1.53% of transactions, represented an impressive 49.69% of the total leasing volume.

Hacienda, known for promoting innovation and commerce, has attracted some prominent tenants and lease renewals this year. ACCO Engineered Systems (ACCO), the parent company of current Hacienda tenant Sunbelt Controls, recently announced its relocation to a new space at 5890 Owens Drive in Hacienda, taking up 67,757 square feet on the second and third floors. The company is adding this Hacienda location to its Bay Area footprint, which includes locations in San Jose, San Carlos, Concord, San Francisco, Novato, and a 9-acre manufacturing campus in San Leandro, marking a significant expansion in its local presence. This strategic relocation highlights ACCO's continued growth and commitment to providing advanced solutions in commercial HVAC, plumbing and building automation systems from a location that has access to the entire region.

Other recent activities include relocations within Hacienda by Edge Sales & Marketing and Packet Fusion, along with new leases from Shea Homes, Zest Consulting, and Stanford Health Care’s Tri-Valley Family Medicine Residency Program, as well as with its Graduate Medical Education Office.

The diverse industry representation within Hacienda has remained largely consistent, with business services occupying 1,523,088 square feet and biomedical companies covering 1,121,006 square feet. The software development sector accounts for 553,154 square feet, while manufacturing takes up 498,570 square feet. In addition, Hacienda’s tenant mix includes significant representation from the retail, hotel, health, education, and consumer goods industries. This diversity underscores the region’s wide range of employment opportunities and its role as a vibrant hub for multiple sectors.
