Hacienda's Steady Occupancy and Tenant Updates in March

PLEASANTON, Calif. — Hacienda, the largest business development of its kind in Northern California, has seen steady occupancy data this month. In addition, Hacienda is reporting exciting news from its tenant community.

Occupacy & Leasing

Hacienda is showing early signs of improvement in occupancy rates for 2025. Year-to-date activity indicates a positive trend, setting a strong tone for the start of the year. In March, however, the total occupancy remained level with the figure reported at 6,898,035 square feet.

Smaller commercial spaces under 10,000 square feet fueled all leasing activity at Hacienda in March, accounting for 100% of transactions and total leased volume. This marks a shift from the previous year when Hacienda secured some of the largest leases along the I-680 corridor. In 2024, Hacienda welcomed major tenants, including Sutter Bay Medical Foundation, which leased 64,222 square feet at 4480 Willow Road, and Acco Engineered Systems Inc., which secured 67,757 square feet at 5890 Owens Drive. Additionally, Sutter Health’s Palo Alto Medical Foundation expanded its presence with a 23,000-square-foot lease at 5075 Hopyard Road as part of a larger initiative to develop over 25 new ambulatory care centers. Renovations for these new medical facilities are set to begin in 2025, with openings anticipated in 2026 and 2027.

Over the past year, Hacienda welcomed several prominent tenants, including STN, Inc., a computer consulting firm; Stanford Health Care Cancer Clinic Pleasanton; K&A Engineering Consulting; The Bay Area Fencing Club; Sutter Health Medical Center and Care Center; and ACCO Engineered Systems. Additionally, medical equipment supplier Calyxo, Inc. expanded its presence at Hacienda, and Sunbelt Controls, a construction engineering company, both relocated and expanded.

The business services sector remains the largest occupant at Hacienda, occupying 1,823,342 square feet of space. Biomedical companies have expanded their presence, now leasing 1,163,099 square feet, while manufacturing and healthcare account for 471,332 and 392,522 square feet, respectively. Beyond these key industries, retail, hospitality, software development, education, and consumer goods further contribute to Hacienda’s diverse tenant mix. This broad industry representation underscores the wide range of employment opportunities available throughout the Bay Area.

Morgan Stanley at Work delivers end-to-end financial solutions tailored for organizations at every stage of growth. Its robust offerings include Equity, Retirement, Deferred Compensation, Executive Services, and Saving and Giving solutions, all supported by modern technology, expert guidance, and dedicated service. In January, Morgan Stanley at Work announced a series of technology enhancements designed to further automate and streamline user experiences across its workplace benefits platforms. These updates improve accessibility and efficiency in equity compensation, retirement planning, executive services, and savings and giving programs.

Mantis Robotics, a trailblazer in robotic automation and a prominent tenant at Hacienda, is revolutionizing industrial robotics with its first-of-its-kind adaptive, human-centered robotic arms. Unlike traditional robotic systems, Mantis' technology is designed for seamless and safe human interaction, allowing the robotic arms to continuously learn and adapt to their surroundings. This cutting-edge technology enables real-time detection of obstacles and human presence, ensuring autonomous and safe collaboration between robots and workers in industrial settings. In December 2024, Mantis Robotics secured $5 million in new investments led by Emerald Technology Ventures, with participation from the Amazon Industrial Innovation Fund. This funding will accelerate the company’s ability to scale operations, enhance its product portfolio, and expand its footprint in the fast-growing industrial robotics market.

Population and Employment

At the start of 2025, Hacienda accommodated 14,963 employees across 682 companies. This number is anticipated to grow as new developments unfold, and occupancy rates approach pre-pandemic levels.

Additionally, Hacienda's residential communities currently have approximately 5,844 residents, which is expected to increase to 6,400 with ongoing housing developments.

As of the 2020 U.S. Census, the region’s population was 400,213. 60% of Tri-Valley residents hold a bachelor’s degree or higher, surpassing the educational attainment levels of both California and the broader Bay Area. This concentration of skilled professionals contributes to a robust labor force, making the Tri-Valley an attractive location for employers seeking top talent. In terms of demographics, 45.4% of residents are aged between 25 and 44, and over 58% report annual incomes exceeding $150,000. The region’s high quality of life, characterized by natural beauty, tight-knit communities, and top-notch schools with a graduation rate of 97%, further enhances its appeal to innovators and business leaders.

City of Pleasanton

Pleasanton's demographics reveal a highly educated workforce, with over 85% of residents having attended college and nearly 70% holding a college or professional degree. The city also enjoys a high household income, with over 75% of households earning more than $75,000 annually. Pleasanton is a young city, with nearly a third of the population under 19 and over a quarter aged between 20 and 54, indicating a substantial portion of residents in their prime career years. The city boasts a rich history and character showcased in its picturesque downtown, reflecting its commitment to a high quality of life. Hacienda exemplifies this with its excellent educational facilities, abundant recreational activities, and a favorable climate for enjoying sports facilities, parks, and golf courses.
