PLEASANTON, Calif. — Hacienda, a leading Northern California development, is seeing continued expressions of its appeal and enrichment of its diverse tenant community with new business activity garnered over the last ten months. This activity is another indication of Hacienda’s ongoing resilience in a challenging market and provides evidence that Hacienda’s dynamic mix of uses, amenities and services is ably meeting current business needs. As the year ends, Hacienda Helping Hands, Hacienda’s community initiative, is again encouraging its affiliates to support key philanthropic organizations to help build on the development’s commitment to social responsibility and economic vitality.

Occupacy & Leasing

In November, Hacienda's occupancy declined slightly to 6,933,254 square feet, down from the yearly peak of 6,959,573 square feet in October. The majority of leasing activity so far this year has been in spaces under 10,000 square feet, accounting for 95.17% of transactions and 36.15% of the total leased square footage. By contrast, leases for spaces between 10,000 and 50,000 square feet comprised 3.45% of deals and 23.58% of the total space leased. Larger spaces over 50,000 square feet, while only 1.38% of transactions, made up a substantial 40.27% of the total leasing volume.

Hacienda, known for promoting innovation and commerce, has attracted some prominent tenants and lease renewals this year. The newest lease addition comes from a medical device company, Calyxo, Inc., which has an established facility in Hacienda. This follows completed leases from ACCO Engineered Systems (ACCO), the parent company of current Hacienda tenant Sunbelt Controls, which announced its relocation to a new space at 5890 Owens Drive in Hacienda, taking up 67,757 square feet on the second and third floors as well as Sunbelt Controls own expansion within Hacienda.

Other recent activities include relocations within the park by Edge Sales & Marketing and Packet Fusion, along with new leases from Shea HomesZest Consulting, and Stanford Health Care’s Tri-Valley Family Medicine Residency Program, as well as with its Graduate Medical Education Office.

Hacienda Helping Hands

Hacienda Helping Hands, Hacienda’s community initiative, invites community members, business affiliates, and partners to join its annual campaign to support essential local organizations in the Tri-Valley area. This year, the initiative focuses on aiding the Tri-Valley Nonprofit Alliance (TVNPA) and the Three Valleys Community Foundation (3VCF), two organizations addressing critical needs amidst rising demand for community support services. Through this campaign, Hacienda Helping Hands encourages donations and engagement to empower these groups that significantly impact the region.

TVNPA, celebrating its 10th anniversary in 2024, strengthens community-based organizations through training, collaboration, and funding. With a "Together We Rise" matching campaign in partnership with the Community Health & Education Foundation, donations to TVNPA will be matched 50% from November 1 to December 31. Meanwhile, 3VCF continues to address mental health, wellness, and environmental causes through its Power of Collaboration Corporate Challenge. Hacienda Helping Hands is dedicated to advancing youth development, healthcare, housing, and other vital initiatives, inspiring the community to support these efforts through donations and raising awareness.

Hacienda continues to showcase a stable mix of industries, with business services occupying 1,523,088 square feet and biomedical companies taking up 1,121,006 square feet. The software development sector accounts for 553,154 square feet, and manufacturing uses 498,570 square feet. Hacienda’s tenant base also features substantial representation from retail, hotel, healthcare, education, and consumer goods industries. This diversity highlights the area's broad employment opportunities and dynamic role as a thriving center for multiple sectors.
